Selling your home: which property portal should you use?

Whether you’re buying or selling a house, you’ll no doubt have used a property portal website at some point.


In fact, sometimes it’s tempting to have a look just because you’re feeling nosy about how much your neighbour sold their home for!

Last week, we wrote about how you can save money selling your home by using an online estate agent, rather than a traditional local agent. Our blog post gave you a rundown of a few of your choices to help you decide.

This week, we’re looking at property portals – the websites that list all the homes currently up for sale or rent. Which is best to use if you’re a buyer looking for a new home, and is it different if you’re selling your property?

To see how they compare with each other, we looked at how many properties it listed as for sale in two particular areas (Salford and Portishead) and compared these to the number of listings the other portals provided for the same areas. The more homes listed for sale, the more buyers have to choose from. We also looked at the information provided in each listing that can help a buyer weigh up whether a property meets their needs.

Rightmove

Created in 2000, Rightmove is one of the two go-to property portals in the UK along with Zoopla. It’s also easy to use, which may explain its popularity.

You have the option of looking for properties for sale or to rent, finding an estate agent, looking for commercial or overseas properties and checking the latest house sale prices in your area. Simply enter an area’s name or postcode and you can then narrow your search by looking for properties of a certain price, within a set radius or with a certain number of bedrooms. You’ll be given a list of properties for sale that match your criteria, and you can get in touch with the estate agents looking after the houses that catch your eye.

If you’re selling, your estate agent will list your property’s details on Rightmove for you, and this includes if you’re going through an online estate agent (although check with the one you go with).

We searched for homes for sale in Salford and got 690 results. We also searched for homes for sale in Portishead, North Somerset, and got 215 results. By clicking on a listing, you can:

Zoopla

Following a merger with Digital Property Group, which owned sites including FindaProperty.com and Primelocation, Zoopla – along with Rightmove – is one of the two biggest hitters in the property portal market. Typically, estate agents will advertise your home for sale on both of these portals.

However, there are of course some differences, and some homes may be listed on one site but not another, which is why it pays to look at both if you’re buying a new home.

Zoopla offers the same options as Rightmove: you can search for homes to buy or rent, abroad or commercial, and also look at local house prices. And again, you can narrow your search using options like property type, price and number of bedrooms.

As with Rightmove, we searched for homes for sale in Salford and got 656 results. We also searched for homes for sale in Portishead, North Somerset, and got 162 results. By clicking on a listing, you can:

PrimeLocation

As we mentioned above, the owner of PrimeLocation merged with Zoopla some years ago, but it still has a separate website. You should be able to ask your agent to upload your property here if you’re selling.

You can conduct the same searches as you can on Zoopla – properties for sale, commercial buildings for sale, overseas homes for sale and properties to rent. You can also search using your commute time. This is a very useful function if your search will be governed by your journey to work.

We searched for homes for sale in Salford and got 656 results (the same as Zoopla). We also searched for homes for sale in Portishead, North Somerset, and got 162 results (also the same as Zoopla). By clicking on a listing, you can:

OnTheMarket

This property portal only launched last year and it’s already made its mark. Founded by a group of estate agent chains, OnTheMarket comes with a condition if you wish to list your property on there – you can only list it on one other portal. This means you’ll have to choose between Zoopla and Rightmove or any of the other portals, rather than list your home on both.

However, critics have claimed that OnTheMarket’s main focus is protecting estate agents, rather than offering buyers anything better or new.

You can search by the same criteria with OnTheMarket as you can with the other portals we’ve looked at. You can also look specifically for new builds, farms, estates or land, and student accommodation.

We searched for homes for sale in Salford and got 32 results. We also searched for homes for sale in Portishead, North Somerset, and got 55 results. By clicking on a listing, you can:

Conclusion

We have compared the country’s leading property portals, but there are others out there – including Nethouseprices, Propertyportal.com (which lists properties by continent) and Propertini.

In terms of the portals we looked at, Rightmove is clearly out in front when it comes to the number of properties listed for sale in our two examples. However, it’s possible that in a month’s time another portal could come out on top if we ran the search again.

We also really loved that Zoopla gives you an idea of a property’s monthly running costs. This is certainly something you should think about when you’re searching for a new home, as you not only want to be sure you can afford to buy it, but also that you can afford to live in it.

If you’re buying a house, our advice would be to check all the property portals we’ve listed (although if you’re checking Zoopla there’s no real need to check PrimeLocation too). And if you’re selling, you’ll have to think carefully if you want to list on OnTheMarket as it means you’ll have to give up your spot on either Rightmove or Zoopla. Right now, we don’t think OnTheMarket offers as much as these two - but remember, that could always change!
