If you want to sell your home as quickly as possible for the best price, it’s a good idea to start thinking of it as ‘home’ as an object for sale.
A great way to do this is to get into the mindset of Channel 4’s Location, Location, Location host, Phil Spencer. Put yourself in his shoes and you’ll soon have a list of improvements you could make before the first viewers start calling. To help you do this, read on!
Phil revealed his secrets for selling property for the best price possible to the Telegraph. He says: “Work out who is your most likely type of buyer and present the property accordingly.” So, if you live in an area that’s full of families and great schools, and you have a house that’s a suitable size for a family, make sure it’s presented with them in mind – let them imagine themselves living there.
Phil went on to say “If you live in the countryside, and garden aesthetics are an important feature of the property’s presentation, keep the flower beds. But if you want to add value in an area where parking is at a premium, then it is concrete every time. You may need planning permission and may have to spend £10-£20,000, but added value could be £50,000 in an expensive urban location.” Again, always think like your buyers – just because you don’t need a parking space, doesn’t mean that potential new buyers won’t, particularly if you’re living in a city or suburbs – people like to be able to park their car off the road.
He continued “If you’re selling, you have to get buyers through the front door, which means you need to have the outside as spick and span as possible (cost £100-£1,000, but could add £5,000). If nothing else, your house should at least look better than your neighbours’. What can devalue your property?
So, we’ve heard from Phil, but is there anything else you can do to make sure you get the price you’re asking for? Well, a recent survey of estate agents by Move with Us, revealed that the three biggest internal things that devalue a property are poor kitchens, bad smells and messiness so these could be things to check in your home.
In the kitchen
If your kitchen could do with a makeover, you’re not going to want to change the whole thing, so why not consider painting the cupboard doors or adding new door handles? Stowing away bulky items and getting rid of clutter on your worktops can make even the tiniest of kitchens appear much more spacious.
Think before a viewing
Avoid cooking smelly foods, like fish, just before a viewer arrives. However, the smell of freshly baked bread or hot coffee is a good way to make people feel at home when they step through the door.
These aren’t the only smells you need to think about. If you have animals it might be best to wash their bedding and relocate the cat litter outside when you have viewers round. And if you’re a smoker, try and get in the habit of smoking outside for the time being and invest in some air fresheners.
Keep things tidy
We’ve already mentioned decluttering in the kitchen, however, this needs to be applied to the rest of the house. Going back to what Phil said, viewers need to be able to visualise how their furniture and belongings will look in your home. If you’re a fan of having lots of ornaments, trinkets and photos on display, it could be a good idea to tuck them out of sight until you’ve sold the property.
