Thinking about moving to a new rented place? Or maybe you’re looking at renting your first home but don’t know where to start?
We understand how choosing a new home can be stressful, as once you sign your contract, you’re committed to staying there for a set period of time but don’t worry, we’re here to help you out!
According to a survey* carried out for us, 1 in 6 tenants regret renting their home. Of these, 1 in 3 believe that they rushed into renting the property, while 1 in 5 feel that they should have rented somewhere bigger. Don’t make their mistakes, here are the top lessons you can learn from them…
1. Take your time
Don’t wait until a few weeks before you need to move out of your current property before you begin to search for your next flat or house. If you can, start searching when you’ve still got two or three months left on your current lease. That way you’ll have plenty of time to research and figure out exactly what your requirements are.
After viewing potential homes, take time to weigh up the pros and cons of each property that you see. If you’re unlucky and someone else secures the property while you’re deciding,
try not to feel too hard done by – there could be something even better about to come on the market.
2. Is it big enough?
When you view a property, try to imagine what it will look like with your furniture and belongings in it. Will everything fit? Somewhere that seems small on your viewing will probably seem even smaller once you move in with all your stuff.
3. What are the neighbours like?
It’s hard to predict who’s going to be a nightmare neighbour but you could try to get the heads up by speaking to the current tenants (if there are any). They may be willing to share their experience of living in the flat or house which could prove to be extremely valuable.
4. Can I afford it?
It’s vital that you think long and hard before signing any lease. You need to be confident that you’ll be able to pay your rent and bills every month. Try to consider what would happen if your circumstances changed suddenly, would you have enough savings to fall back on?
5. Is the location right?
If you’re thinking of moving to an area you have little knowledge of, spend a bit of time doing some research. If you have children, you may wish to check that you are in the catchment area for good schools. Good transport links may be at the top of your list too, if you commute to work every day.
6. Does it need work doing to it?
If a property needs work doing to it then you might want to make sure the landlord completes this before you sign anything. You don’t want to be spending your own money fixing problems as the property doesn’t belong to you and is the landlord’s responsibility.
